Comprehensive Automation in Canaima Park

Design, supply and implementation of a BMS Monitoring and Control Platform for the remote and intelligent management of chilled water systems and sanitary networks in large commercial and office buildings.

The challenge of centralized management in large buildings

The Parque Canaima Center condominium, consisting of office and commercial areas, needed to modernize the management of its critical infrastructures. The operational challenge lay in the manual and decentralized operation of its HVAC systems (multiple chillers and pumps operating by timers) and its sanitary and hydropneumatic networks. It was imperative to implement a comprehensive Monitoring and Control Platform (BMS) that would allow remote, real-time supervision of these facilities, facilitating timely decision-making and optimizing preventive maintenance routines and energy management.

Manual monitoring and integration deficiencies

The thermal infrastructure of the complex relied on conventional starter panels with electromechanical selectors and basic visual signals, lacking network integration. The chillers lacked native communication cards, and operation was based on the forced daily alternation of equipment, keeping them in constant use regardless of actual thermal demand. Likewise, the sanitary system, composed of storage tanks, hydropneumatics, and clean and wastewater pumps, required physical supervision, preventing the timely detection of overflows, supply failures, or pressure drops in filters.

Redesign and intelligent instrumentation (BMS)

Innotica proposed and executed a complete redesign of the control architecture. For the HVAC System (SCC), local controllers were installed in the internal cabinets of chillers without native communication, and the chilled water network was instrumented with temperature, current, and differential pressure sensors. For the Sanitary System (MSS), flow detectors, pressure sensors in hydropneumatics, and power grid analyzers connected via BACnet IP protocol were implemented. All data acquisition hardware converged in control panels with human-machine interfaces (HMI) integrated into the building's BMS ecosystem.

Operational resilience and asset protection

The implementation of this BMS platform transformed the complex into a highly resilient infrastructure. Real-time measurement of current and power quality using grid analyzers not only optimized electrical consumption but also established automatic protection protocols that deactivate pumps and chillers in the event of supply anomalies (overvoltages or phase loss). Additionally, the exact counting of operating hours and cycles of electromechanical equipment allows for precise preventive maintenance planning, extending the life of assets and ensuring a comfortable environment for the Parque Canaima Center community.
